Private wells, septic systems, propane/oil, long driveways and limited public utilities are relevant on many rural properties. Verify each parcel rather than assuming standard suburban utilities.
Wetlands, forest, water tables, fire risk, threatened-species habitat and Pinelands requirements may affect improvements or development.
The village offers the township's most compact residential setting and easiest access to municipal services, the school and village institutions.
Even in this protected landscape, individual new homes appear in the market. Buyers should confirm all approvals, septic/well documentation and final municipal inspections.

Chatsworth Elementary School serves inclusive preschool through grade 8. Woodland students in grades 9–12 attend Seneca High School in Shamong through the Lenape Regional High School District. Confirm attendance and transportation directly with the districts before making a housing decision.
